Ukrainians Lead in Real Estate Purchases in Poland Among Foreigners

In 2024, foreigners purchased a record number of properties in Poland, acquiring 17,330 apartments and commercial spaces. Among them, Ukrainians emerged as the leaders, according to information provided by the publication Rzeczpospolita.

Foreigners primarily bought housing in major cities in Poland, such as Warsaw, where 3,535 apartments were purchased, Kraków with 1,523 apartments, and Wrocław with 1,491 apartments. In addition to Ukrainians, Belarusians, Russians, Indians, Britons, and Vietnamese were also active in the real estate market.

Reasons for the Popularity of Polish Housing

The average size of a property is 58 square meters. Patrick Pięta, a senior agent at the real estate agency Hamilton May, explains that housing prices in Warsaw are considered favorable for many foreign buyers. He noted:

“For them, Warsaw is cheap. Because, for example, before the war, it was more expensive in Kyiv.”

Trends in Real Estate Purchases

Pięta also pointed out that foreigners typically buy properties in cash, without mortgages. Often, these purchases are made for investment in new residential developments, indicating a growing interest in the Polish real estate market.
