Uzhhorod topped the ranking of cities in Ukraine with the highest average rental prices, surpassing Lviv and Kyiv. According to real estate market analysts, in November 2025, the average rent for a one-bedroom apartment in the country ranges from 4,500 to nearly 20,000 hryvnias per month.

Most Expensive Cities for Renters
The leader in rental costs is the western Ukrainian capital of Zakarpattia. In Uzhhorod, the average monthly rent for a “one-room” apartment currently stands at 19,900 hryvnias. Over the past six months, rental rates here have increased by 6%.
In second place is Lviv. Here, renting a one-bedroom apartment in November 2025 will cost an average of 17,500 hryvnias, which is 5% more than six months ago.
Completing the top three is Kyiv, where the average rental price is 17,000 hryvnias. At the same time, in the capital, rental prices have decreased by 6% over the past six months.
Trends in Rental Prices and the Cheapest Cities
The most significant increase in rental rates over the past six months has been recorded in Ivano-Frankivsk. Here, the average rental price has risen by 17% and reached 16,000 hryvnias per month.

Among the cities with the lowest rental prices, Kharkiv stands out, where the average rent for a one-bedroom apartment is 4,500 hryvnias per month (an increase of 13% over six months). In Zaporizhzhia, this figure is 5,000 hryvnias, in Mykolaiv – 6,000 hryvnias, and in Sumy – 6,500 hryvnias, which is 28% less than six months ago.
Thus, the rental housing market in Ukraine demonstrates significant regional differences in cost and price dynamics depending on the city, demand, and economic situation.
