Prices for Private Houses in the Suburbs of Kyiv Continue to Rise

The growing demand for private houses in the outskirts of Kyiv today is attributed not only to seasonal trends but also to the desire of Ukrainians to change their lifestyle by moving to less stressful suburban areas. Numerous small towns have emerged within a 30-kilometer radius of the capital, offering a complete infrastructure cycle and appealing living conditions.

Among the reasons for the increased interest in private houses, experts highlight the heightened demand for autonomy, eco-friendliness, space, and the ability to control one’s environment. In particular, the Kyiv-Sviatoshyn district remains a leader in the number of purchase transactions, indicating its popularity among buyers.

Changes in the Real Estate Market

Unlike last year, when prices for private houses fell by 10%, the market revived in spring 2025. In the first few months of spring, house prices increased on average by 7-9%. The cost per square meter ranges from $600 to $2,000 in the nearby suburbs.

“We predict that prices may rise by another 3-5% in the summer due to limited supply and increasing demand,”

In the segment of private houses, the greatest interest is shown in properties priced between $120,000 and $250,000, which feature modern renovations and autonomy. This indicates that buyers are increasingly focusing on comfort and quality of housing.
