Lviv Maintains Leadership in Housing Prices Among Cities in Western Ukraine

Over the past six months, the real estate market in the western regions of Ukraine has shown a steady increase in prices for most types of housing. A particularly noticeable rise has been recorded for one-bedroom apartments in Ternopil and Rivne, where prices increased by 13% and 9%, respectively. Meanwhile, in Lviv, one-bedroom apartments decreased in price by 1%, while in Uzhhorod, the price dropped by 8%.

Lviv – The Leader in Real Estate Prices in the West

Despite the slight decrease in one-bedroom apartment prices, Lviv remains the city with the highest housing prices in the region. Recently, two-bedroom apartments have increased in price by 1%, and three-bedroom apartments by 5%. The average price for a one-bedroom apartment in Lviv is $64,500, for a two-bedroom apartment it is $93,700, and for a three-bedroom apartment it is $119,000. In the primary market, the cost of one square meter in new buildings has risen by 3% and currently stands at around $1,390.

Price Dynamics in Other Cities of Western Ukraine

Uzhhorod ranks second in housing prices among western Ukrainian cities and third in the country overall. The price of a one-bedroom apartment here is $59,200 (an 8% decrease), a two-bedroom apartment is $95,000 (a 7% increase), and a three-bedroom apartment is $115,000 (unchanged). Prices for new buildings have slightly decreased during this time – by 1%.

In Chernivtsi, there has been an increase in prices for all types of apartments. One-bedroom apartments cost $55,000 (+8%), two-bedroom apartments are $76,900 (+11%), and three-bedroom apartments are $99,700 (+13%). The cost of one square meter in new buildings is $1,000, which is 1% less than six months ago.

In Ternopil, the most significant price increase has been recorded: one-bedroom apartments have risen in price to $41,300 (+13%), two-bedroom apartments to $61,500 (+12%), and three-bedroom apartments to $69,000 (+6%). The cost of one square meter in new buildings has increased by 10% – to $790.

In Rivne, one-bedroom apartments now cost $52,000, two-bedroom apartments are $64,000, and three-bedroom apartments are $68,700. New buildings have increased in price by 8%, reaching $1,000 per square meter.

In the cities of Lutsk, Ivano-Frankivsk, and Khmelnytskyi, housing prices remain lower but also show moderate growth. In particular, in Lutsk, the price per square meter in new buildings has increased by 7% and is now $960, in Ivano-Frankivsk by 5% ($890), and in Khmelnytskyi by 10% ($750).
