In Kharkiv, which regularly faces shelling from the Russian Federation, there is an increase in housing prices in the secondary market. According to the latest data, the average cost of a one-bedroom apartment in the city has reached $23,000, which is 14% higher than six months ago.

The cheapest one-bedroom apartments are offered in the Kyiv district of Kharkiv, averaging $19,000. The cost of similar housing in the Slobidskyi and Saltivskyi districts is $20,000 each. The most expensive one-bedroom apartments are located in the Shevchenkivskyi district, where the average price reaches $30,000. Slightly lower prices are recorded in the Osnovianskyi district at $28,000, as well as in the Kholodnohirs’kyi district at $24,800.
Price Dynamics of Multi-Room Apartments
Among two-bedroom apartments, the leader in price is the Shevchenkivskyi district at $50,000. Next is the Osnovianskyi district with an average cost of $47,000 and the Kholodnohirs’kyi district at $38,000. The cheapest two-bedroom apartments can be found in the Novobavars’kyi district at $28,700, in the Saltivskyi district at $30,000, and in the Industrial district at $31,000.
As for three-bedroom apartments, the highest price is recorded in the Shevchenkivskyi district at $80,000. In second place is the Kyiv district with an average price of $55,000, while the Osnovianskyi district offers such apartments for $52,000. The most affordable three-bedroom apartments are located in the Industrial district ($40,000), Saltivskyi district ($39,000), and Novobavars’kyi district ($38,700).
Thus, despite the challenging security situation, the real estate market in Kharkiv demonstrates rising prices in most districts of the city, especially in central and prestigious locations.
