Jim McElwain from Ohio, USA, built a miniature house by himself, spending ten years and $45,000 on the project. The construction took place without the help of an architect or contractors: the man worked without any prior drawings or plans, relying solely on his own experience and online resources.

How the Unique Rental House Was Created
The story began when Jim decided to tidy up an abandoned plot an hour’s drive from Columbus, where he lives with his family. The site had old mobile homes and thick weeds. Eventually, he came up with the idea to build something of his own. McElwain primarily worked on weekends, gradually purchasing materials and completing all stages by himself. He had to learn new skills through YouTube videos, including installing roof panels and drywall.

“I have no drawings; everything is in my head. I think about what I will do on the weekends all week. Sometimes I scream, argue, cut my fingers, and throw tools. But in the evening, I look at what I’ve done and smile”
He performed all the major work—from framing, installing windows, roofing, and electrical work to setting up plumbing—by himself. Only at the end of the project did he hire specialists: an electrician checked the electrical system for $1,468, and a plumber checked the plumbing for $1,070.
Construction Costs and Future Investments
Overall, McElwain spent about $45,000 on construction over ten years. He notes that such expenses were not burdensome for him, as he spent only $200–$300 at a time without taking out loans or credits.

The house, which is about 37 square meters, is fully equipped for comfortable living. Inside, there is a modern kitchen, a shower room, air conditioning, a loft bed, an outdoor patio with a bar, and even a wood stove. The house is surrounded by woods and fields, creating an atmosphere of coziness and seclusion.

In the near future, Jim plans to list the house for rent on Airbnb at a price of $250 per night. According to his calculations, the annual income from renting could reach $15,000. Since McElwain is retiring soon, he sees this project as a promising investment for the future.
