The State Property Fund sold a recreation base in Odesa for over 22 million UAH

The State Property Fund of Ukraine successfully held an auction for the privatization of the recreation base “Nauka,” located on the Black Sea coast in the Odesa region. The total area of the property is 789.9 square meters.

Record Competition and Price Increase

Seventy-four bidders participated in the auction — a record number for such events. The high competition significantly impacted the final price of the lot. The initial price of the property was 204 thousand UAH, but as a result of the bidding, the price increased nearly 109 times — to over 22 million UAH.

“Thanks to the high competition, the value increased nearly 109 times: from the starting price of 204 thousand UAH to the winning bid of over 22 million UAH.”

In addition to this amount, the auction winner is required to pay a value-added tax of 4.4 million UAH. The total purchase amount, including VAT, is 26.4 million UAH.

New Owner and Property Composition

The buyer of the recreation base is individual entrepreneur Oleksandr Dioriy from the Rivne region. After the full payment of the lot’s value, he will acquire ownership of the property, which is currently in a neglected state.

The property complex includes:

  • 22 wooden cottages;
  • 3 wooden cottages that were used as storage;
  • 2 restrooms and showers;
  • a parking area;
  • a waste disposal area, fire tanks, a technical water tank, a drinking water reservoir, a transformer substation, and other utility buildings.

After all payments are completed, the new owner will be able to start the reconstruction and development of the property to restore its functionality and attractiveness for vacationers.
