In September 2025, the situation in the rental housing market in Ukraine changed significantly: in most regions of the country, there was an increase in the number of listings, while in some areas, the market contracted.

Changes in the Number of Rental Listings
The most noticeable increase in supply was recorded in the Kirovohrad region, where the number of rental listings rose by 73%. Experts explain this by noting that the region initially had a small base of offers. In Kyiv, the number of listings increased by 21%, which is a significant indicator on a capital scale.
At the same time, in several regions of Ukraine, the number of rental offers decreased. The largest reduction occurred in the Volyn region – by 31%, as well as in the Zhytomyr region – by 29%.
Average Prices and Demand for Rentals
Market analysis shows that in September 2025, the average cost of renting a one-bedroom apartment in the Transcarpathian region reached 18,500 UAH, making the region a leader in housing prices. Kyiv and the Volyn region shared second place: the average rental price in both regions is 15,000 UAH.
The lowest prices were recorded in the Kharkiv region – about 4,500 UAH for a one-bedroom apartment. In Kyiv, the most expensive area to rent is the Pechersk district – 32,800 UAH, while in the Desnyansky district, the price is about 10,000 UAH.
Experts note a trend of decreasing average prices in September compared to August, when demand traditionally rises.
“Interest in rentals at the beginning of autumn has decreased in almost all regions of Ukraine,” analysts emphasized.
According to the research, the largest drop in interest in rental housing was recorded in the Odesa region (–24%), as well as in the Volyn and Chernivtsi regions (both –21%). However, in frontline regions, demand increased instead.
According to analysts, in Kyiv, there were seven responses per rental listing, while in the Mykolaiv region, this figure was 1:60, and in the Zhytomyr region – 1:54, indicating significant regional differences in market activity.
