Reasons for the Decrease in Interest in Certain Types of Housing
The analytical center DIM.RIA reports that in 2025, the demand for purchasing housing decreased by 14–20% in most regions of the country compared to 2024. This is influenced by military risks, rising economic threats, and the constant increase in utility tariffs. Such a situation forces buyers to approach the selection of real estate more carefully, extending the decision-making period regarding purchases.
Which Apartments Have Become Unpopular
- Apartments in Panel Buildings from the 1960s to 1980s. In major cities, the demand for such housing has decreased by 15–20% compared to new buildings. The reasons include low energy efficiency, high heating costs, the need for major repairs, and a lack of modern infrastructure. Among the disadvantages are also poor sound insulation, absence of elevators, and shelters.
- Large Apartments and Private Houses. Housing with an area of over 100 m² or houses over 300 m² are experiencing decreasing demand, as their maintenance costs are too high. Ukrainians prefer more compact and economical options: one-bedroom and two-bedroom apartments in the “economy” and “comfort” segments.

- Apartments on Upper Floors. Especially in cities that frequently suffer from shelling, the demand for housing on the top floors has decreased by approximately 25%. Ukrainians are increasingly choosing residences on lower and middle floors for safety reasons.
- Housing Without Autonomous Heating and Alternative Energy Sources. In the context of power outages, most buyers are looking for apartments with their own heating, generators, or gas stoves to be less dependent on centralized systems.
- Properties from Unscrupulous Developers. Apartments in buildings without documented proof of readiness or from companies with questionable reputations are of little interest to buyers due to the risk of delays in delivery and legal issues.
Particularly highlighted are cities in the northern border area – for example, Chernihiv and Sumy, where the demand for housing has decreased almost threefold. The main reasons are military threats, decreased economic activity, and insufficient infrastructure levels. Even in the relatively calm western region, interest in new buildings is declining if they are located far from city centers or lack convenient transportation links.
