In 2025, the Turkish real estate market demonstrated significant growth, with Ukrainians maintaining their position among the top three foreign home buyers, despite an overall decline in the number of transactions involving foreigners.

Ukrainians’ Activity in the Turkish Real Estate Market

As of December 2025, the number of transactions in the Turkish housing market increased by 19.8% compared to the same period last year, making this month a record one for local developers. In total, 1.69 million residential properties were sold in Turkey in 2025, which is 14.3% more than in 2024. Mortgage sales also saw significant growth: their volume increased by 49.3%, reaching 236.7 thousand transactions. Thus, one in seven transactions in the market was conducted using credit funds.

“The top three countries whose citizens bought the most homes in Turkey during 2025 were: Russia (3,649 properties), Iran (1,878), and Ukraine (1,541).”

Despite the overall decline in interest in Turkish real estate among foreigners — in 2025, they purchased 9.4% less housing than the previous year — Ukrainians remain one of the main buyers. In total, foreigners concluded 21.5 thousand transactions, accounting for 1.3% of the total number of sales. The most housing is purchased by foreigners in cities such as Istanbul, Antalya, and Mersin.

Average Housing Prices in Turkey

According to Investropa, as of the end of January 2026, the average price of housing in the Turkish market is around $94,000. At the same time, 80% of real estate listings fall within the price range of $59,000 to $164,000, allowing for housing options to suit any budget.
