In August and September, there is traditionally an increased demand for rental housing in Kyiv. This year, the average cost of renting one-bedroom apartments has significantly risen: while in July the asking rent was 18,000 hryvnias, by August the amount had climbed to 20,000 hryvnias per month.

Price Dynamics for Different Types of Apartments
According to analytics, the average price of apartments that were actually rented out increased even more — from 16,400 hryvnias in July to 18,800 hryvnias in August. Thus, in just one month, the increase amounted to 2,400 hryvnias.
Over the past six months, the rental price for one-bedroom apartments in the capital has risen by a record 21%. This jump is attributed not only to seasonal demand but also to the fact that prices unusually dropped in the summer, and with the onset of the “hot season,” they resumed their upward trend.
“Such a large jump is most likely caused by the fact that prices unusually fell in the summer — and by August-September, the seasonal trend prevailed and restored them to growth. That’s why we now see such a significant difference compared to July,” notes the expert.
Renting Two- and Three-Bedroom Apartments
The cost of renting two-bedroom apartments increased by an average of 1,100 hryvnias over the month — from 26,900 hryvnias in July to 28,000 hryvnias in August.
In contrast, three-bedroom apartments became slightly cheaper: the price dropped by 3,700 hryvnias to 41,900 hryvnias. Thus, the average rental price for this segment has returned to the level recorded six months ago.
As analysts emphasize, it is among three-bedroom apartments that the greatest discrepancy between the advertised rental price and the actual price of rented properties is observed. This indicates that most tenants of larger housing opt for more affordable, budget options.
