Rising Housing Prices and Active Construction of New Buildings in Western Regions of Ukraine

In western Ukraine, there is a noticeable increase in prices for new housing and an intensification of construction activities during the full-scale war. Over the more than three years since the beginning of the Russian Federation’s invasion, prices in the primary real estate market in Ivano-Frankivsk have risen by 63%, increasing from $520 to $850 per square meter.

Regional Features of Price Dynamics

Ivano-Frankivsk has become the leader in price growth rates among all cities in Ukraine. In comparison, in the capital city, Kyiv, during the same period, the price per square meter increased by only 3% – from $1,250 to $1,290. Other cities with the highest rates of housing price increases in new buildings include Rivne (+43%), Uzhhorod (+42%), Chernihiv (+36%), and Lviv (+35%).

During this time, the cost per square meter in the city has risen from $520 to $850, specialists from the relevant portal LUN reported.”

Construction Activity in Various Cities

Ivano-Frankivsk has also ranked among the top three cities with the highest construction activity, trailing only Lviv and Kyiv. Over the past three years, the construction of 66 new residential complexes has begun in the city, indicating a rapid expansion of the real estate market.

In the past year, significant price increases for new apartments have been recorded in Odesa (+16%), Rivne (+12%), and Cherkasy (+10%). This trend indicates stable demand and the development of the primary housing market not only in the west but also in the central and southern regions of Ukraine.
