Rental Prices for One-Bedroom Apartments Decrease in Ukraine

In many large cities of Ukraine, property owners have reduced the rental prices for one-bedroom apartments. The decrease in prices ranges from 3% to 12%. Rental costs in different regions of the country vary from 4,000 to 18,200 hryvnias. Over the past six months, housing rentals have become more affordable. This is attributed to the decrease in the ratio of the average salary to the average rental rate in most cities.

Rental Situation in the Regions

According to experts, in the western and central regions of the country, despite the decrease in prices, the issue of housing affordability remains relevant. In most cases, renting a one-bedroom apartment accounts for 50% or more of the average income. Exceptions are Cherkasy and Khmelnytskyi, where the rent does not exceed half of the average salary.

“However, it is still premature to say that the ‘average working Ukrainian’ can independently rent a one-bedroom apartment in relatively safe western and central regions of the country, as in almost all cases, the rent will cost 50% or more of the average income,” the report states.

Decrease in Rental Prices in Cities

Based on analytical data, housing rentals have decreased the most by 12% in cities such as Rivne, Dnipro, and Odesa. In Poltava, prices fell by 9%, and in Vinnytsia, by 8%. Rentals also decreased by 7% in Ivano-Frankivsk and Lviv, and by 3% in Kyiv and Uzhhorod.

The average rental price for a one-bedroom apartment in Ukraine now ranges from 4,000 to 18,200 hryvnias. The lowest prices are recorded in Kharkiv at 4,000 hryvnias, while the highest are in Uzhhorod with an average rent of 18,200 hryvnias, Kyiv at 17,000 hryvnias, Lviv at 16,700 hryvnias, and Lutsk at 15,000 hryvnias.
