Industrial land in Ukraine is becoming increasingly expensive due to rising demand from manufacturing companies. National and international producers of building materials are actively seeking industrial and logistics land in preparation for large-scale post-war reconstruction of the country.

The most expensive such lands are in the Lviv region, due to a lack of supply and complex terrain. In comparison, prices in the suburbs of Kyiv start at $10 per square meter, while in Lviv they start at $2,000.
Geography of Demand and Placement Features
The main demand for industrial plots is concentrated in the western region of Ukraine – from Vinnytsia to Transcarpathia. A striking example is Khmelnytskyi, where a powerful logistics hub has formed with terminals of leading retailers and logistics operators located within 500 meters of each other.
Relocated enterprises, especially from the extractive industry, choose locations considering access to natural resources. For example, a manufacturer of dry building mixtures is looking for plots in Ivano-Frankivsk, while the company Saint-Gobain has already invested 11 million euros in the construction of a plant near a gypsum deposit.
Requirements for Industrial Plots
Manufacturing companies prefer locations near large agglomerations where there is a sufficient labor force. For exporters, proximity to the state border is an additional advantage. The typical size of plots for manufacturing facilities ranges from 3 to 6 hectares, while logistics complexes require at least 10 hectares.
