One-Bedroom Apartments: Which Cities in Ukraine Have Seen the Biggest Price Increases in Six Months

Over the past six months, prices for one-bedroom apartments have increased in most cities across Ukraine. The most noticeable growth has been recorded in Odesa, Ternopil, and Rivne, where the cost of such properties has risen by more than 10%.

Leaders in Price Growth for One-Bedroom Housing

According to analytical data from LUN, the highest price increase for one-bedroom apartments was observed in Odesa, where prices rose by 14%, and the average cost reached $44,000. In Ternopil, prices jumped by 13% – now one-bedroom housing is priced at around $40,000. Rivne shows an increase of 11%, with an average price of $52,000.

In Chernivtsi, Dnipro, and Kharkiv, one-bedroom apartments have become 7% more expensive, reaching $53,300, $43,400, and $22,000 respectively. In Khmelnytskyi, prices increased by 4%, and the current average cost of a one-bedroom apartment is $36,500. The same growth was recorded in Kyiv, where the price reached $65,000 – the highest figure in Ukraine.

Other cities with the most expensive housing include Lviv ($63,000) and Uzhhorod ($60,000). Meanwhile, in Lviv, prices have decreased by 3% over the past six months, while in Uzhhorod, they have remained at the previous level.

Where One-Bedroom Apartments Are the Cheapest

The lowest price for one-bedroom housing is recorded in Kherson — $14,300. Prices here remain stable due to constant shelling from Russia. In Zaporizhzhia, apartments have decreased in price by 9% and now cost approximately $16,000, while in Mykolaiv, the price has dropped by 2% to $20,000.

In Sumy, housing has become 2% more expensive, but it remains one of the most affordable on the market — $22,000.

“According to LUN’s calculations, to buy a one-bedroom apartment in Ukraine, one needs to save their entire salary for 2.5 to 8.4 years. The fastest way to do this is in Kherson, while it will take the longest in Uzhhorod.”
