The rental housing market in Ukraine has seen a significant rise in prices, especially in large cities. The most substantial changes have occurred in Odesa, where rental prices for apartments have increased dramatically across all segments over the past six months.

Significant Price Increase in Odesa
In Odesa, rental prices for apartments have risen the most among all cities in the country. The cost of renting one-bedroom apartments has increased by 50%, averaging 12,000 UAH per month. Two-bedroom apartments have seen a 52% increase, with their average cost now at 16,100 UAH. The largest jump has been recorded in the three-bedroom housing segment — prices have surged by 70%, currently averaging 27,200 UAH.
“As of today, 32 beach areas have been officially opened in Odesa and nearby, which have received the status of ‘relatively safe for swimming and recreation’. Recently, 3 more beaches were added.”
Experts explain this price dynamic as a result of the peak tourist season, as demand for housing in coastal cities traditionally rises during this period. For comparison, during the 2022 season, Odesa had 27 functioning beaches, while in 2023 there were only 6, and this year there are already 27 within the city and 2 in nearby settlements.
Price Dynamics in Other Cities
Besides Odesa, significant increases in the rental prices of one-bedroom apartments are observed in Vinnytsia — up by 13% (average price 13,000 UAH) and in Dnipro — up by 10% (11,000 UAH). In Kyiv, the cost of renting two-bedroom housing has risen by 14%, now reaching 26,900 UAH per month.
In Kharkiv, prices have increased by 9%, with an average level of 6,000 UAH, while in Zaporizhzhia, the increase was 8% — to 7,000 UAH. In the market for three-bedroom apartments, the largest price increase was recorded in Dnipro — plus 25%, with the average price now at 18,800 UAH. Kyiv and Lviv also noted a 13% increase in the rental cost of three-bedroom housing, reaching 45,500 UAH and 25,200 UAH respectively.
Thus, the current season has been marked by a significant increase in rental prices for residential real estate in many regions of Ukraine, which is related to the rise in demand, especially in coastal cities during the active tourist period.
