In January 2026, the residential real estate market in Ukraine saw moderate price dynamics for new buildings. The cost per square meter in most regions fluctuated within 1-3%. The highest price increase was recorded in the Rivne region, where prices rose by 3.4%. The capital remains the most expensive city: the average price per square meter in Kyiv was $1,418, which is 1.9% lower than the December 2025 figure.

Price Dynamics and Demand in the Primary Market
In the primary real estate market, demand remained unstable. The most significant increase in interest in new buildings was observed in the Ternopil (+9%) and Cherkasy (+7%) regions. At the same time, a substantial drop in demand was noted in the Volyn (-40%), Khmelnytskyi (-32%), and Rivne (-30%) regions. In the Kharkiv region, the price per square meter decreased the most – by 3%.
The Situation in the Secondary Housing Market
In the secondary housing segment, the number of listings continued to decrease in January. The most significant reduction in supply occurred in Kyiv (-20%), Kirovohrad (-14%), and Cherkasy (-10%) regions. Despite this, prices for secondary housing increased almost throughout Ukraine. The most noticeable price hikes were recorded in the Volyn and Dnipropetrovsk regions (both +6%), as well as in Ivano-Frankivsk and Lviv (both +5%).
The cheapest one-bedroom apartments were offered in the Zaporizhia region – averaging $16,000. Meanwhile, Kyiv maintains its lead in price: the average cost of a one-bedroom apartment here was $87,000.
Demand for secondary real estate grew in most regions, especially in Ivano-Frankivsk and Ternopil regions (+26%), as well as in Vinnytsia (+20%). At the same time, a decrease in interest in purchasing secondary housing was recorded in the Khmelnytskyi (-17%) and Mykolaiv (-9%) regions, as well as in Kyiv (-8%).
