Demand for Warehouse Space in Ukraine is Rising: Shortage and Rental Prices

In the second quarter of 2025, the warehouse real estate market in Ukraine is showing high demand and a significant shortage of available space. In particular, the vacancy rate in the Kyiv region is only 1.03%, while in the Lviv region it is even lower, at just 0.57%. According to observations by the development company Alterra Group, this indicates a stable increase in demand for warehouse space that significantly exceeds the supply in the market.

Vacancy Rates and Regional Characteristics

The lowest percentage of available space is recorded in the Lviv region, where the vacancy rate towards Lutsk is 0.34%. Meanwhile, in the Kyiv region, the highest vacancy rate of 1.39% is observed on the Odesa-Dnipro highway. This distribution is explained by the leasing of previously vacant spaces, which gradually reduces the volume of available warehouses.

Warehouse Rental Prices in Different Regions

In the Lviv region, the rental price for warehouse spaces remains the highest among the main regions – in the direction of Ivano-Frankivsk, the average price is $7 per square meter. In comparison, the cheapest offers are recorded in the Kyiv region towards Warsaw-Zhytomyr at $3.8 per square meter.

Modern Class A warehouses, equipped with the latest technologies, are the most expensive – at $5.5 per square meter in both the Kyiv and Lviv regions. Class B warehouses are more affordable: $3.4 per square meter in Kyiv and $4.3 in Lviv. Overall, the average rental rate for all warehouses is $3.3 per square meter in the Kyiv region and $5.44 in the Lviv region.
