Apartment Prices in Kyiv, Lviv, Odesa, Dnipro, and Kharkiv Increased in 2025

The residential real estate market in the largest cities of Ukraine continues to show a steady increase in apartment prices. Analysts have studied the changes in the average cost of one-, two-, and three-room apartments in Kyiv, Odesa, Lviv, Dnipro, and Kharkiv over the past year. According to the data, the most affordable prices remain in Odesa and Kharkiv, while housing in Kyiv and Lviv is the most expensive.

Price Dynamics for One-Room Apartments

In October 2025, the median price of a one-room apartment in Kharkiv was 866,000 hryvnias ($21,000), which is 16% higher than the figure from October 2024. Dnipro ranked second among affordable cities with a price of 1.1 million hryvnias ($26,000), with an annual increase of 5%.

In Odesa, the price for one-room housing reached 1.7 million hryvnias ($40,000), which is 22% more than last year. This is the highest growth rate in this segment among the analyzed cities.

In Kyiv and Lviv, prices remain the highest: in the capital, the median price of a one-room apartment reached 3.2 million hryvnias ($76,000), which is 13% higher than in October of the previous year. In Lviv, it is 2.3 million hryvnias ($55,000), with a year-on-year increase of 10%.

Market for Two- and Three-Room Apartments: Key Trends

The segment of two-room apartments in Kharkiv recorded the largest price increase – 24% over the year. As of October 2025, the cost of such properties was 1.4 million hryvnias ($33,000). In Dnipro, the price is slightly higher at 1.5 million hryvnias ($36,000), but the increase is minimal – only 3%.

In Odesa, the average price of a two-room apartment rose by 18% to 2.3 million hryvnias ($55,000). Kyiv and Lviv also show price increases: in Kyiv, the median price increased by 11% to 4.8 million hryvnias ($114,000), while in Lviv it rose by 14% to 3.1 million hryvnias ($74,000).

Regarding three-room apartments, the highest price increase was recorded in Kharkiv – 22%, but here the price remains the lowest among the cities at 1.8 million hryvnias ($43,000). In Dnipro, three-room housing costs 2.1 million hryvnias ($50,000), which is 12% more than a year ago.

In Lviv, the price of a three-room apartment increased by 12% to 3.9 million hryvnias ($92,000). In Odesa, an increase of 17% was recorded, bringing the price to 2.9 million hryvnias ($69,000).

The most expensive three-room housing is in Kyiv. As of October 2025, its median price reached 7.1 million hryvnias ($168,000), which is 14% higher than in October 2024.

“Overall, the apartment purchase market in large cities of Ukraine demonstrates moderate but stable price growth. Housing is increasing the fastest in Kharkiv and Odesa. In Dnipro, prices remain at last year’s level, while Kyiv and Lviv maintain their status as the most expensive cities,” the study states.
